The short answer to “What should I disclose to potential buyers?” is everything! You want to make sure that you are disclosing everything that you know about the property that you are selling, as it is actually a law.

 

You do not want to find yourself in court because you did not disclose something that was important that the buyer would need to know about your property.

 

So, when you go to sell in Georgia (I’m not sure about other states), we have a Seller’s Disclosure Property Exhibit, where you will fill out all the information that you know about the property. You’re not responsible for things that you don’t know, but you are responsible for disclosing the things that you do know.

 

Make sure you fill that out, give that to your agent, and that your agent is providing that to any potential buyers to protect you, so that you don’t have to worry about a buyer coming back after the fact.
