The question is “when buying a home can you talk to the seller?” There is no rule that says you absolutely cannot talk to the seller when purchasing a home. However, it is best whenever there is an agent involved that can communicate with the seller.

Assuming that you have a buyer’s agent as the buyer, and that the seller has a seller’s agent, those two agents get paid to communicate between the parties involved.

I can tell you that in the contracts I have had challenges with, probably 90% of the time, when buyer and seller communicate with each other is when we run into problems. This is because most times, that communication between the buyer and seller is not passed on to the agent, so then everybody is not on the same page.

So, the whole reason the agents are involved is to streamline this process and make it as easy as possible for both parties. That said, keep your communication with your agent; your agent is going to communicate with the other agent, and that will make the whole process smoother for everybody involved.
