Let's talk about the things that definitely are not covered by a home warranty.

That's right. It's a good question. So when it comes down to a home warranty there are terms and conditions just like an insurance policy. So things we don't cover is going to be cleaning and preventative maintenance and say if a lightning strike would strike the HVAC system. We're going to cover failed parts due to routine use. So a big big common claim that I see that we don't cover is (and you'll typically see this on a home inspection) where the drain lines are clogged on the HVAC and maybe there's some water that's in that pan underneath the air exchanger. If that overflows, that kind of presents a leak from the attic or wherever that location is down to the ceiling and all of a sudden your clients got a water leak and they're like, “well I don't know what happened”.

It's really important that you take a look at those things before you get into the home just so that way you know you're mindful of, “hey oh there's water in here, maybe I need to call” and just even ask me and I can help guide them into either a company that can come help them or what I would do or just some different troubleshooting options.
