The word “pending” or “under contract” mean basically the same thing.


If you are looking on Zillow, some other sites or if an agent tells you that the property is pending or under contract, that means that a buyer has submitted an offer to purchase that property and that the seller has accepted the offer.



However, there is a time period from the date that you go under contract (called your “binding agreement day”) until you get all the way to your closing day, and all that time period in between is the time that the property is under contract or pending.



There’s a lot of steps in between your binding agreement day and the closing day. So, we mark those pending so that you’re already aware of that. Of course, properties under contract will generally be purchased by that buyer, but it’s not fully closed until we go to the closing table and money has exchanged hands.



That’s basically the definition of what it means when a property is pending.
